$11.1M Indiana Retail Center Redevelopment Underway

INDIANAPOLIS (Aug. 28, 2015)   Poag Shopping Centers has contracted with Woolpert to provide design and engineering services for the $11.1 million redevelopment of its 600,000-square-foot retail center in Plainfield, Ind.

In October, Metropolis Lifestyle Center will be renamed The Shops at Perry Crossing. The center is home to more than 44 stores and restaurants, including Dick’s Sporting Goods, JCPenney, Barnes & Noble, Old Navy and Carmike Cinemas.

As part of the redevelopment, Program Director James Goggan said Woolpert was asked to heighten guests’ experience by enhancing and increasing on-street parking in front of the shops and by providing new and improved lighting throughout the center.

“We also are responding to the owners’ desire to repurpose the central public plaza and make it into more of a town square, including public green space, fountains, a gazebo and restful seating zones set within manicured landscaping areas,” Goggan said. “In addition, we plan to create enriched gathering areas within the public courts near the entrances of JCPenney and Dick’s Sporting Goods.”

Woolpert—a national architecture, engineering and geospatial firm known for its real estate design—will plan for the reconfiguration of structural, mechanical, electrical, civil and underground-utility systems.

“Our participation in the project started in planning, landscape and civil engineering, partnering with Poag as a coordination consultant,” Goggan said. “Our services expanded into architecture as the owners’ needs evolved. Woolpert is fortunate in that our firm has the means and expertise to take a project from civil engineering to architecture to structural engineering to landscaping, and continue on through opening and asset management.”

Josh Poag, president and CEO of Poag Shopping Centers, said he valued Woolpert's ability to understand the redevelopment needs from an owner’s perspective and anticipate each step in the project’s progression.

“Woolpert's staff is professional, responsive and reliable, and we have worked well as a team,” said Poag.

Construction began in July, and a grand reopening is planned for the fall.

Goggan added that Woolpert is pleased to help Poag Shopping Centers breathe new life into the retail center.

“The center is part of the town of Plainfield and its surrounding communities, providing jobs, tax revenue and retail convenience for the community,” he said. “Cities around the country are facing concerns with aging shopping centers. We’re proud to help communities and owners with their retail revitalization efforts.”
