Hobbs Brook Management Selects Margulies Perruzzi Architects for Repositioning of 610N Lincoln Street Office Building in Waltham

Renovation provides highly efficient, sustainable tenant office space in Hobbs Brook Office Park

BOSTON – April 15, 2015 –  Margulies Perruzzi Architects (MPA), one of Boston’s most innovative architectural and interior design firms, announced today that it has been selected to reposition and renovate the 610N Lincoln Street office building in Waltham, Mass. for  Hobbs Brook Management LLC. Currently under construction, MPA is repositioning the vacant and outdated former laboratory building into a light-filled, modern office building to meet the demands of today’s office tenants.

Located in the Hobbs Brook Office Park, the completely renovated building will feature 86,169 SF of highly efficient office space on three floors, each of which is easily sub-dividable to allow for single or multi-tenant occupancy. To open the lobby to more natural light, the main entrance was redesigned with a new two-story, glass vestibule. An additional 6,000 SF of office space was gained by lowering the building grade as well as moving mechanical equipment to the roof. With the goal of attaining LEED Silver certification, the renovation of 610N Lincoln Street includes new HVAC systems, windows, electrical systems, and fireproofing.

“Our previous collaborations with MPA have produced sustainable, high-quality office park space for our tenants, and this project is no exception,” said Kevin Casey, vice president of leasing and construction at Hobbs Brook Management LLC. “Having worked with the MPA team on several out-of-the-ground buildings and renovation projects in the past, we felt confident that our partnership with MPA would result in another successful building in the Hobbs Brook Office Park.”

The project team includes general contractor Columbia Construction Company; landscape architect Studio 2112; MEP engineer AHA Consulting Engineers; structural engineer Souza True & Partners; civil engineer H.W. Moore Associates; and LEED consultant Entegra. The renovation is expected to be complete in spring 2015.
